BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CHATTANOOGA, TENNESSEE, That Ordinance No. 6958, as amended, known as the Zoning Ordinance, be and the same is hereby amended so as to rezone: A tract of land located in the 7500 block of Goodwin Road, being on the southwest line of Goodwin Road southeast of Gunbarrel Road. Part of block I, subdivision of a part of the Northeast and Southeast Quarters of Section 11, Township 6 North, or 2 South, Range 3, West of the Basis Line, Ocoee District, as shown by plat of record in deed book T, volume 27, page 621, R.O.H.C., being part of the property described in deed book 3289, page 3, R.O.H.C. Said part of lot begins on the southwest line of Goodwin Road 1858 feet southeast of the intersection of the southwest line of Goodwin Road with the southeast line of Gunbarrel Road, fronts 814 feet on Goodwin Road and extends southwest 719 feet between parallel lines. Tax Map No. 159A-B-1 (part). from R-1 Residential Zone to R-4 Special Zone. SECTION 2. BE IT FURTHER ORDAINED, That this rezoning shall be subject to the following conditions: 0C 1. Improvement of Goodwin Road by applicant as required by City Engineer. 2. Approval of parking areas and number of spaces by City Traffic Engineer prior to submittal of final Institutional PUD plan. 3. The erection and maintenance of a sight-obscuring screen along the south and east property lines in accordance with the screening requirements of Article V, Section 1014.(5) of the Chattanooga Zoning Ordinance. 4. No access to or from Igou Gap Road. 5. All sidewalks to be shown on Institutional PUD plan. 6. All of the above items, if appropriate, should be shown on the final Institutional PUD plan. 7. All existing easements are retained. SECTION 3. BE IT FURTHER ORDAINED, That this Ordinance shall take effect two weeks from and after its passage, the public welfare requiring it, provided that this Ordinance shall not be operative until completion of Condition 1 in Section 2 above.
